Palm Beach County is experiencing a 69% increase of inventory year-over-year with 3,642 active listings. The county’s supply of inventory reached 3.1 months compared to 1.4 months in 2022 – a 121.4% increase.

“Palm Beach County is continuing to see a steady increase of inventory since the beginning of the year,” says Chris Krzemien, president of Broward, Palm Beaches & St. Lucie Realtors®.

Median home sale price has decreased since 2022 at 2.7% with dollar volume decreasing to $1.3 billion. The majority of active listings are sitting between $600,000 up to  $1 million.

ATTENTION Realtors , SAVVY BUYERS & INVESTORS: Why Buy a Condo in Toscana North?

Here is why:

Toscana North has been going through a renaissance for the past few years. Compared to other luxury buildings in Palm Beach, Broward, and Dade Counties, Toscana North properties are a great value! The price per sq. ft. of the Toscana North condos for sale is VERY REASONABLE!

In addition, the HOA and condo fees are a good deal when you take into consideration all the amenities and services residents get here vs. what residents of other luxury communities pay in maintenance fees and the amenities and services they get for the money. Further, with the guidance and recommendations of the dedicated members of our Finance & Engineering Committees, our hard-working Board of Directors decided that collecting assessments to take care of our aging building was the right thing to do. The Toscana North assessments in the past few years have been extremely sensible compared to what other buildings by the coast were assessing their residents. Why? When you have 143 units, like Toscana North does, vs. a “boutique building” with only a few units, the cost of the repairs needed can be split among more unit owners. This keeps the cost of the condo/HOA fees, the repairs, and the assessments, lower for unit owners. While other buildings assessments were in the hundreds of thousands of dollars (some even as high as around $300,000 for a $26,000,000 building assessment), the Toscana North assessment was what we call “a spit in the ocean”, compared to what other buildings along the coast were charging. The Toscana North assessments for a medium size condo was under $40,000 total (to be paid in 4 equal installments from 2020 – 2023). Current owners have paid 3 of those installments and there is only 1 scheduled payment due July 1, 2023. The amount of that last assessment for a medium size condo is under $10,000. While other buildings have been happily and comfortably kicking the can down the road for years instead of diligently making sure that what needs to be done is done right, Toscana North has been leading the way and showing other buildings how things should be done to maintain a building and be financially responsible. Prospective buyers and real estate agents should know that those buildings that are proud to say that they have no assessments, are in for a big surprise. As of December 31, 2024, a condominium association may no longer refuse to fund (may not waive) or underfund the reserves for items required. “Florida’s Senate Bill SB 4-D was passed in May 2022, making it mandatory for all Florida condominium and cooperative buildings, three stories or higher, to undergo milestone inspections, structural inspections, to no longer allow for the waiver or reduction in the funding of reserves…” In addition, due to inflation, the cost of the Capital Improvements for Toscana North will be less than the amount other buildings will pay in the future for the same projects.

The Toscana North BOD’s vision for our building is that they want it to be the BEST BUILDING ALONG THE COAST. Yes, we are overachievers! Thank you. The Capital Improvement Projects that have been done and continue to be done are extensive. It all will get us where we deserve to be, way ahead of many of the other buildings by the coast when it comes to modernizing our property. The Toscana North Building is currently undergoing concrete restoration, the outside is being painted, and the building’s fire alarm system is being modernized. Toscana North will get new elegant and high-tech elevators in the near future and they will be more modern than most of the other buildings by the coast. Residents will be able to download an app and control the elevator from their own phone without having to touch the elevator buttons. That is what I call, pretty, pretty cool! The Toscana North lobby was recently remodeled and it includes a Coffee Café and a GAME ROOM with a ping pong table, a billiard’s table, and a poker table! Residents LOVE to gather and mingle in those common areas! The cooling towers were replaced in 2022 and the roof was repaired and sealed a few years ago. The Toscana North high-tech exercise room was renovated in 2016, and it is more modern and better equipped than the gyms at most of the other buildings along the coast.

In addition, something that makes Toscana North very special for its residents: it is the closest building to the Toscana Beach Club, therefore, the beach access is just steps-away. This is a HUGE plus!

The dedicated members of the Toscana North Social Committee have completely transformed the social life in our lovely building. Our community has never been more vibrant! We have weekly Canasta & Mah Jongg games, happy hours, brunches, themed parties, lectures, and outings to museums, restaurants, & other venues. The Toscana Book Club is also a welcome addition among the Toscana North residents. Toscana North has become the MOST SOCIAL building by the coast.
